Founder + Origin

Why we chose design-build.

Alex spent more than a decade inside traditional construction, watching the architect-to-contractor handoff play out the same way: three gaps — budget, accountability, timeline — became problems the homeowner had to solve. He founded RDB in 2015 on the principle that those gaps are a process problem, not the client's problem.

Design-build closes all three by putting the builder at the design table from day one. Alex collaborates closely with long-standing design partner Dwayne Adle, FASID, AIA, bringing constructibility, cost, and sequencing into every design decision.

How we work.

Two paths, one contract. Projects start with our in-house design team, or come with an architect our client has already chosen (including architects Alex has partnered with for years). Either way, the contract stays single-source through RDB and the builder is in the design conversation from day one.

Every project runs through a paid preconstruction phase. No "free estimates" corner-cutting. We publish pricing because transparency is how trust starts. During construction we report weekly with photos and budget status; decision points are flagged in advance.

We invested in project management systems most firms our size don't have: real-time budget tracking, quality checklists at every phase, daily project logs, and a client dashboard with 24/7 visibility. That's what lets us publish fixed prices at the end of preconstruction, catch variances the day they occur, and keep change orders at 3–7% instead of the 10–20% common on traditional design-bid-build.

The outcome: fewer surprises, a schedule that actually holds, and a homeowner who never has to hold the project together.

Why only 12 projects a year?

Quality of attention. Design-build only works when the team building your home is the same team that designed it, tracking your budget, and on site every week. Scale past twelve and something breaks — usually the part you cared about most.

Do I have to use your in-house design team?

No. RDB has in-house design capability and also collaborates regularly with architects our clients bring in (including architects Alex has worked alongside for years). The design-build advantage — early cost validation, one accountability point, no bid-shock — works either way. What matters is the builder being in the design conversation from day one.
