When one team handles design, estimating, and construction, scope doesn't drift and timelines don't slip. Designer and builder share the same plans, budget, and schedule.

Preconstruction
4–8 weeks · paid
We develop architectural drawings (or work alongside your architect), coordinate engineering, guide selections, and navigate permitting. Every design decision connects to a live cost model — you see in real time how a selection affects your budget. You end with completed plans, a fixed-price contract, and the full project file. Yours whether you proceed or not.

varies by scope
Every line item is cross-checked against current Oakland County labor and material rates. Daily project logs land each evening. Budget variances are flagged the day they occur, not at the next draw meeting. Typical timelines: whole-home remodels 6–10 months, additions 4–8 months, custom homes 12–18 months, commercial TI 8–20 weeks.

Whole-home remodels and additions run 8–14 months: 1–2 weeks Discovery, 4–8 weeks Preconstruction, 12–24 weeks Construction, 1–2 weeks Handoff. Custom homes run 14–20 months including design. You receive a calendar-anchored schedule before signing the construction contract — owner-decision dates, permit windows, and inspection gates marked.
What happens if I want to pause between phases?
You can. After Discovery, you decide whether to engage Preconstruction, no obligation. After Preconstruction, you hold a fixed-price construction proposal and completed drawings; if you decide not to build, the package is yours. The paid-preconstruction structure makes each phase reversible.
Do you work with my architect through all four phases?
Yes. Your architect or interior designer stays on the team Discovery through Handoff. Discovery: align on scope and constructibility. Preconstruction: validate buildability and price every decision in real time. Construction: RFIs, submittals, site visits. Handoff: close out permits together. One contract through RDB; your architect leads design.
