Our Design-Build
Process.

Four Phases + One Team

Four phases, one accountable team.

Every project follows the same four phases: Discovery, Preconstruction, Construction, Handoff. One team manages all four, so the handoff gaps that plague traditional construction don't exist.

Design It Right. Build It Once.

The Reschka + Blueprint

Four phases. No gaps.

When one team handles design, estimating, and construction, scope doesn't drift and timelines don't slip. Designer and builder share the same plans, budget, and schedule.

01

Discovery

1–2 weeks · no cost

We listen to your goals, walk the property, and assess feasibility. The architect-collaboration decision lands here: you bring an architect or interior designer already engaged, or our in-house team owns design. By the end, you know whether RDB is the right fit.

You provide

  • Your vision, goals, and budget range
  • Access to the property for a site walk
  • Any inspiration images, floor plans, or HOA guidelines

We deliver

  • An honest feasibility assessment
  • A preliminary scope discussion
  • A preconstruction services agreement with clear scope and fee
02

Preconstruction

4–8 weeks · paid

We develop architectural drawings (or work alongside your architect), coordinate engineering, guide selections, and navigate permitting. Every design decision connects to a live cost model — you see in real time how a selection affects your budget. You end with completed plans, a fixed-price contract, and the full project file. Yours whether you proceed or not.

You provide

  • Decision-making on design selections
  • Timely feedback on drawings and material options

We deliver

  • Architectural and construction documents
  • Material and finish selections
  • Engineering and permit-ready packages
  • A fixed-price construction proposal
03

Construction

varies by scope

Every line item is cross-checked against current Oakland County labor and material rates. Daily project logs land each evening. Budget variances are flagged the day they occur, not at the next draw meeting. Typical timelines: whole-home remodels 6–10 months, additions 4–8 months, custom homes 12–18 months, commercial TI 8–20 weeks.

You provide

  • Access coordination
  • Timely decisions on any in-field questions

We deliver

  • Professional project management with weekly updates
  • Skilled trade coordination and quality inspections
  • Transparent change order documentation before work proceeds
04

Handoff & warranty

1–2 weeks

Final walkthrough, punch list addressed, permits and inspections closed out, warranty documentation delivered. The complete project record (drawings, specifications, selections, warranties, maintenance guidance) is retained indefinitely.

You provide

  • Time for a thorough walkthrough
  • Honest feedback on every detail

We deliver

  • Complete punch list resolution
  • Warranty documentation and final cleaning
  • Permit closeout and inspection sign-offs

Cost locked earlier. Design-build establishes total cost before construction starts — traditional locks it only after bidding is complete.
15–25% faster. Overlapping design + construction planning eliminates the redesign cycles that happen when bids come in over budget.

Questions + Answers

Frequently asked questions.

How long does the full process take end to end?
Whole-home remodels and additions run 8–14 months: 1–2 weeks Discovery, 4–8 weeks Preconstruction, 12–24 weeks Construction, 1–2 weeks Handoff. Custom homes run 14–20 months including design. You receive a calendar-anchored schedule before signing the construction contract — owner-decision dates, permit windows, and inspection gates marked.
What happens if I want to pause between phases?
You can. After Discovery, you decide whether to engage Preconstruction, no obligation. After Preconstruction, you hold a fixed-price construction proposal and completed drawings; if you decide not to build, the package is yours. The paid-preconstruction structure makes each phase reversible.
Do you work with my architect through all four phases?
Yes. Your architect or interior designer stays on the team Discovery through Handoff. Discovery: align on scope and constructibility. Preconstruction: validate buildability and price every decision in real time. Construction: RFIs, submittals, site visits. Handoff: close out permits together. One contract through RDB; your architect leads design.
